The UK remains committed to achieving net zero carbon emissions by 2050, which will require significant emissions reductions across all sectors. In 2023, the residential sector accounted for approximately 15% of the UK’s total emissions, underscoring the critical need to decarbonise homes. With around 5.35 million social rented homes out of the UK’s total 29 million properties, housing providers have a central role in this transformation. The challenges of rising energy costs and increasing fuel poverty highlight the urgency of implementing energy efficiency measures. For many Registered Social Landlords (RSLs), the initial hurdle is obtaining reliable data on their properties’ energy performance, followed by the development of a cost-effective retrofit strategy that can deliver meaningful energy and emissions reductions.

What is Sava Intelligent Energy?

Sava Intelligent Energy (IE) is one of our leading energy modelling software products. It provides landlords with an overview of the energy performance of their entire housing stock, using our powerful RdSAP and SAP calculation engines. IE also supports analysis and improvement planning for reducing energy and carbon, taking data directly from asset management systems.

Using the data input into IE by 200+ organisations up until 12/12/2024, unique insights have been made about the housing stock in IE and how it compares to the rest of the sector.

Whole Stock Overview

From 2023 to 2024, significant progress has been made across several key metrics.

  • The number of properties in Sava Intelligent Energy has grown, reaching 2.07 million in 2024, up from 1.57 million in 2023.
  • The average SAP has slightly improved, rising from 70.6 in 2023 to 70.9 in 2024, with the average SAP of EPCs lodged in Q3 2024 only just over 69 (including new builds), our social housing providers are doing well.
  • The average annual CO2 emissions per property has reduced from 2.3 tonnes in 2023 to 2.1 tonnes in 2024, showcasing successful efforts on the path to zero carbon.
  • Our customers have also been working hard to improve the quality of their data, evident by the significant increase in the average DQI (Data Quality Indicator) from 70.1 in 2023, to 73.4 in 2024.
  • Sava Intelligent Energy calculated the impact of over 17 million improvement measures in 2024. The key to improving the energy efficiency of the housing stock is knowing the measures to install.
  • The percentage of properties using gas is currently over 80%. This will be an interesting metric to watch as we start to see the decarbonisation of the grid. Additionally, with the introduction of RdSAP 10 due in 2025 and the drastic drop in the carbon emissions factors for electricity, we could see a quicker move to properties being heated by electricity.
